Building Solutions recently completed the Bedard Medical Campus in Auburn, Maine. The Bedard project is a good example of Building Solutions’ approach of looking to the future for long-term solutions that maximize land potential, building potential, operating goals and operating cost savings against nearterm budgets. This focus also included protecting and restoring the environment and saving vital resources as well as each client’s total return on investment for their project. Building Solutions realizes that each client must work within successful near-term budgets.
With three divisions – Bedard Pharmacy, Bedard Medical Equipment and Bedard Senior Care – Bedard is a longstanding leader in health in western Maine. With more than 110 years in service, the team at Bedard decided in 2010 that it was time to expand their space and looked to Building Solutions for a turn-key solution. The Building Solutions team creatively master-planned, permitted, designed and built phase one of the new Bedard Medical Campus. The three-phase project is on a Brownfields site.
In addition to the reclamation of the land as a Brownfields site, Building Solutions has designed and constructed the Bedard Medical Campus as a highly green project, with the utmost in energy-efficiency built in throughout.
Furthermore, Building Solutions was able to achieve this on a tight construction budget, dispelling the myth that “green” costs too much to construct. As well as being a Brownfields site, the construction of the Bedard Medical project is based on other cost-effective and eco-responsible solutions such as:
- • 69,000 sf headquarters offices for medical supply manufacturing and distribution facility with retail
- • Showroom, retail pharmacy and master plan for future expansion
- • High-security areas project
- • 3-story, multiple buildings
- • Site located and negotiated by Building Solutions
- • State and local tax savings incentives negotiated by Building Solutions
- • Energy Efficiency Maine cost savings incentives negotiated by Building Solutions
- • Energy-efficient building, including the building shell as well as the mechanical and electrical systems. (These items were created on a tight budget, helping dispel the myth that energy efficiency costs are high.)
- • US EPA Brownfields* Program site.
*Brownfields are land sites whose reuse may be complicated by the presence of a hazardous substance, pollutant, or contaminant. Cleaning up and reinvesting in these properties protects the environment, reduces blight, and takes development pressures off green spaces and working lands. The Bedard site proved clean of hazardous materials and received VRAP approval.
